She masterfully represented our best interests at every step of the process - from initial conversations about selling our home right through to the closing. Two specific example, detailed below, are (1) wise advising in preparation of home for sale and setting of realistic pricing, and (2) persistence and right balance of firmness vs conceding during protracted negotiations with buyers, so we neither lost the sale nor gave up too much. In the first, Robin excelled at knowing what we needed to do to prepare our home for sale. She was attentive to hearing our perspectives, but she also did not hesitate to point out tactfully where we needed to take actions we otherwise would not have. After firmly advising that we would leave too much money on the table if we tried to sell “as is”, she pointed out “must-do” fixes and some strongly recommended upgrades. However, she did not push us to the extremes some of our friends have encountered with their selling agents, e.g. going overboard with staging to repaint every room a neutral grey or beige, moving all furnishings to storage and replacing totally with more trendy rented items, etc. Likewise, after conducting a thorough market analyses, she used her experience and good judgement to advise on pricing, which meant that the home did not linger on the market nor need a price reduction. In fact, it sold over asking price! In the second, after initial smooth negotiations with happy and eager buyers, we quite unexpectedly encountered a significant “bump in the road” over one technical issue about the property. Robin excelled not only at researching the factual issues and bringing them to the table, but also in dealing with the intangible “people issues”, via frequent and skillful contact with the buyer’s agent, to bring the sale to fruition without excessive further delays and complications.
